If you’ve driven along I-475 recently, you may have noticed a major new facility taking shape just west of the highway. That building is the future headquarters of Yarder Manufacturing, and it’s the anchor project for a newly created development area called Legacy Business Park in Monclova Township. WTOL
For a company that’s long been described as a “quiet” family operation, the visibility is a big shift — and it’s already generating interest from customers, partners, and the local community. Yarder leadership says the highway-facing location has prompted more calls from people connecting the dots between the company and the new business park. WTOL
Why Yarder Manufacturing Needed to Expand
Yarder Manufacturing produces sheet metal parts and products, and as demand grew, the company began evaluating expansion options. The original plan was straightforward: find land with utilities and build. But during the search, the opportunity became much bigger than a single facility. WTOL+1
Instead of developing only one property, Yarder partnered with Mosser Construction to create a new 70-acre business park designed to support additional companies and long-term economic growth. WTOL+1
A 70-Acre Vision: Legacy Business Park in the MMT JEDZ
Legacy Business Park is located within the Monclova–Maumee–Toledo Joint Economic Development Zone (MMT JEDZ) and includes multiple parcels intended for future tenants and new development. WTOL
Key site details include:
- 70 acres total purchased for the park
- Yarder’s facility uses about 18 acres for a 100,000-square-foot building
- Remaining acreage is intended for future business development RGP Northwest Ohio+1
This approach doesn’t just support Yarder’s next chapter — it helps create a business-ready corridor where other organizations can build and grow nearby.
Infrastructure Investment: Extending Riverfort Drive
A major requirement for development is access. To make the site viable not only for Yarder but also for additional parcels, project partners secured public funding support to extend Riverfort Drive approximately 1,200 feet. WTOL+1
That road extension is designed to provide access to multiple large parcels in the business park, opening the door for more companies to locate in the area.
What the New Facility Means for Jobs and Operations
As the new headquarters comes online, Yarder expects growth in its team and capabilities. Leadership anticipates employment increasing to the mid-80s by the time the facility opens, including roles in engineering, sales, and purchasing. WTOL
Operationally, moving a manufacturing facility is no small lift. The company expects equipment transfers from its Toledo location to begin around June, with some machines requiring specialized logistics (including one system that may take multiple semi-trucks to relocate). WTOL
Construction is projected to be completed by summer 2026, depending on final utilities and scheduling. WTOL
A Catalyst for More Development in Northwest Ohio
Legacy Business Park is being positioned as more than a single-company move. Project partners have emphasized the broader goal: attracting new investment, new businesses, and new jobs to the region. RGP Northwest Ohio+1
For communities in and around Monclova Township, projects like this help strengthen local industry, diversify job opportunities, and create long-term infrastructure that supports future growth.
